The partial demolition of Procession House to enable a refurbishment and extension of the office space, was made more complex by its busy central London location. Constructed with a reinforced concrete framed structure, the building is comprised of eight floors including the roof and basement, is situated on the corner of two busy London roads and spans over the bustling City Thameslink station, as well as several retail units.
Completing the project on a phase-by-phase system, each phase was handed over within the program timescales, with BibbEgan’s experienced on-site team managing both the temporary works coordination and temporary works installation; in addition to carrying out a full soft strip inclusive of mechanical and electrical components.
Our services encompassed the tracing and termination of utility services, the removal of the lifts that had provided access for the upper floors of the original building and partial demolition of some structural elements. And key to the project’s success, was the design and installation of a specialist temporary propping scheme, which both utilized and combined the existing structure with RMD support props.
Working closely with the client’s nominated scaffolding contractor, we also oversaw the construction of the fully enclosed monarflex external scaffold system and the installation and commissioning of a vital passenger hoist and numerous beam hoists.
And as part of this remit, we also provided and maintained the weather proofing for the duration. Throughout the project and particularly during the scaffold erection phase, BibbEgan facilitated and maintained close liaison with the Corporation of London, Transport for London, Network Rail and the Mayor of London’s office, with approvals being obtained for each new stage before the works commenced.
Additionally, as the project was underway during the Lord Mayors Show, extra consideration was required whilst co-operating and accommodating all requests from the London City Police. Prior to the demolition of the façade areas, our site team created and installed a temporary props structure to enable the extension of floor plate works by the follow-on contractors.
This also enabled us to cut back areas of the roof and provide access for the installation of the new steel sections, which would then effectively expand the clients floor area.
In preparation for these works, our structural demolition provision included the removal of extensive roof top planters that were 1m high, by 1.5m deep, by the circumference of the building, which was approximately 200m.
An integral and crucial part of the health and safety for this project, was to ensure that the elements of plant which serviced the ground floor, retail area and fire escape routes were immediately identified and maintained across the site.
And in addition, continual liaison was also essential to guarantee that the network rail station and the various retail units had a fully functioning fire alarm and evacuation system, which was required to be always interlinked with both the retail and station alarm system panels.
